TECHNICAL WORK

A suite of technical surveys and assessment work has been carried out to inform the proposed scheme. A summary of the key technical work is set out below:

ECOLOGY AND ARBORICULTURE


Survey work of habitats and relevant species is ongoing and will identify any necessary works required to ensure that any significant impacts on ecology are mitigated, including the enhancement of existing habitats. A survey of the trees and hedgerows within the site has also been carried out and will inform the design of the scheme.

DRAINAGE


The site is located in a Flood Risk Zone 1 area, being an area at the lowest risk of flooding. All drainage systems on site will be designed in accordance with Severn Trent Water standards to ensure high quality, efficient drainage design. The drainage systems will be designed to ensure that there is no flooding risk to the surrounding area generated from the proposed development.

LANDSCAPE AND VISUAL IMPACT


A Visual Impact assessment is currently being carried out to ensure correct mitigation measures can be incorporated into the designs, to minimise the visual impacts on the existing surrounding area.

HIGHWAYS AND ACCESS


Highways assessment work is currently being carried out to identify the potential impacts of the proposed development on the local highways network and any mitigation work required to ensure that the scheme is acceptable in relation to highways. Assessment work of potential vehicular access points to the site has been carried out to confirm the most suitable access locations.
